Comments Condition on Commencement of the Lease: As per the attached map. Soil Tests and Topdressing: The Lessors are currently obtaining soil tests which will be available to prospective Lessees prior to the 8th February 2021. The property will be topdressed by the Lessors in keeping with recommendations made by their fertiliser company which will be available to the prospective Lessee. Prior to the 8th February 2021, the Lessors will make available these tests and outline their requirements for topdressing during the course of the lease which will be based on the fertiliser company recommendations dependent on the farming practices being undertaken. Condition on Expiry of the Lease: Dependent on a lessees program and to be outlined in the proposal. Hedges: To be trimmed and tidied annually during the lease. Ditches & Drains: All ditches and tile drains to be maintained in a good working order by the Lessees at their expense. Weed Control: At the Lessees expense the property is to be maintained to a level as good or better than that at the commencement of the Lease. Insurance: All insurance on buildings will be paid by the lessors but the lessees will hold public liability cover of not less than $2,000,000. Rates: Payable by the lessee in accordance with an apportionment relating to the land and improvements being leased. Will be expressed in percentage terms prior to lease commencing. Baleage Wrap: To be removed from paddocks and recycled and/or processed in accordance with Environment Southland standards. Good Farming Practices: Good farming practices are to be observed in all farming operations with particular emphasis on the following: 1. Maintenance of improvements to a standard equivalent to at the commencement of the Lease 2. Pastures to be properly grazed and managed and when pugging occurs damage is to be remedied and where necessary re-sown. 3. Roads and gateways to be properly maintained and where necessary metaled. 4. Lessors will place all baleage on any winter crops prior to winter.
Possession Term: Five years commencing 1st April 2021 with a rental review at the midpoint of the lease.
